The IIG EPA Unit Trust owned the EPA building, at 200 Victoria ST, Carlton. The building is located on the northern fringe of Melbourne’s CBD and is one of the most environmentally sustainable commercial buildings in Australia with a 6 Star green rating. The purchase price of $33.5m represented a fully leased yield of 8.7%. IIG secured Trinity College, University of Melbourne, as the tenant for the remaining vacant space. IIG executed an option to sell the property for $42.3m in October 2014, representing a gain on purchase price of $8.75m.
